Leesburg has an unusually wide spread of housing stock for a town its size. Inside the historic district there are nineteenth-century houses with solid masonry walls, irregular openings, and floor structures that were never designed for a tiled bathroom. A few miles out, there are subdivisions built in the last twenty-five years with engineered floor systems, generous bathrooms, and remarkably consistent framing.
Those two situations call for completely different conversations. In the older properties we spend most of the assessment on structure, deflection, and what is actually behind the finishes. In the newer ones the structure is usually straightforward and the interesting decisions are about layout, format, and whether a curbless entry is achievable within the existing floor depth.

- Basement additions on slab bring their own considerations: moisture from below, drain relocation into concrete, and thresholds where the new floor meets existing. All three are cheaper to plan for than to discover.
