Where we work
We are based in Loudoun County and work across Northern Virginia and the Washington, D.C. area. The pages below describe what renovation actually involves in each place — the housing stock, the common construction details, and the problems worth planning for — because a house in the Leesburg historic district and a new build in Ashburn are not the same conversation.

Alexandria's older housing — particularly in and around Old Town — brings constraints that suburban work does not: narrow access, shared party walls, limited parking for deliveries, and in some areas historic review requirements that affect anything visible from the street.

Fairfax County has a large stock of houses built between the 1950s and the 1980s, and a great deal of our work here involves bathrooms and kitchens that are on their second renovation rather than their first. That changes the assessment: we are often looking at what a previous contractor did, and why it did not last.

Loudoun County
Loudoun County covers everything from rural properties west of Purcellville to dense newer development around Ashburn and Sterling. The practical consequence for renovation work is that two projects twenty minutes apart can involve entirely different construction, different utilities, and different constraints.

Leesburg
Leesburg has an unusually wide spread of housing stock for a town its size. Inside the historic district there are nineteenth-century houses with solid masonry walls, irregular openings, and floor structures that were never designed for a tiled bathroom. A few miles out, there are subdivisions built in the last twenty-five years with engineered floor systems, generous bathrooms, and remarkably consistent framing.
