Before you send it

How does payment work?
Projects are agreed with a written scope and a payment schedule tied to stages of the work rather than to dates. The schedule is set out in the proposal before anything is signed, and there are no charges in it that were not discussed with you first.
Where do you work?
Northern Virginia and the greater Washington, D.C. area, including Loudoun and Fairfax counties. If you are near the edge of that area, ask — we will give you a straight answer rather than quoting a project we cannot service properly.
How much extra material should I order?
Ten percent over the measured area is a reasonable minimum for a straightforward layout. Diagonal and herringbone patterns need more, and highly variable natural stone needs more again. Our calculator applies a waste allowance you can adjust, but final quantities should always be confirmed against your actual layout before ordering.
What happens if you find a problem behind the wall?
Work stops on that element, we photograph what we have found, and you get the options and the cost implication before anything is closed up. Older houses regularly hide historic leaks, undersized framing, or non-compliant wiring, and none of it can be quoted honestly in advance.
Why does large-format tile cost more to install?
The material is the same to set, but the preparation is not. Large panels require flatter substrates, medium-bed mortar, back-buttering, a levelling system, and often two people to handle each piece. Most of the additional cost is in getting the substrate right.
Can I supply my own tile?
Yes. We will review it first and tell you honestly whether it suits the application — some materials are unsuitable for wet areas, heated floors, or the format of your room. If we install customer-supplied material, our responsibility covers the installation rather than the material itself.
Does an estimate cost anything?
An initial conversation and a written estimate for a defined scope are provided at no cost. Where a project needs measured drawings, a structural opinion, or detailed design work before it can be priced accurately, we will tell you before that work starts and agree a fee for it.
